According to our latest released whitepaper: Aerotropolis 2025: Navigating the Future of Global Transport Infrastructure, developed with insights from CAPA – Centre for Aviation, the Asia-Pacific region is leading a global airport investment boom with approximately USD240 billion committed to infrastructure expansion between 2025 and 2035.

 

This unprecedented level of development reflects the region’s projected passenger growth, with total air passenger travel in Southeast Asia expected to reach 653 million people by 2030, nearly doubling from 2023 levels. The investment encompasses 575 existing or new airport projects worldwide valued at USD488 billion, with Asia-Pacific accounting for 170 projects at existing airports worth USD217 billion and dominating new airport development with 60% of global projects.

Hong Kong International Airport (HKIA) Skytopia Project

SKYTOPIA: Hong Kong's Integrated Airport City

Hong Kong International Airport (HKIA) is a leading international aviation hub. With the commissioning of the Three-runway System, the airport’s annual passenger capacity has increased to 120 million, strengthening its position as a major international gateway for the Greater Bay Area (GBA).

 

To harness emerging growth opportunities, HKIA is evolving into a vibrant Airport City. In January 2025, Airport Authority Hong Kong (AAHK) unveiled an expanded Airport City blueprint, anchored by a new brand – SKYTOPIA. This groundbreaking development will feature a diverse mix of commercial activities, popular culture, art storage and trading, yachting, entertainment, leisure and hospitality experiences.

 

SKYTOPIA is set to become a world-class destination, attracting visitors from Hong Kong, the GBA, Asia and beyond. It also promises enticing investment opportunities. By shaping SKYTOPIA and the Airport City, HKIA will elevate the businesses and contribute to region’ s economic growth.

Changi Airport Terminal 5 (Singapore)

Singapore’s Changi Airport has broken ground on its USD3 billion Terminal 5 project, designed to handle 50 million passengers annually in its first phase when it opens in the mid-2030s. This expansion will increase Changi’s total capacity from the current 90 million to approximately 140 million passengers per year, nearly doubling its capacity. The mega-terminal will integrate with existing facilities, house consolidated Singapore Airlines Group operations, and feature advanced automation while targeting green building status.

Long Thanh International Airport (Vietnam)

Long Thanh International Airport is a major development project designed to reduce congestion at Ho Chi Minh City’s Tan Son Nhat Airport, located 40km northeast of the existing facility. The USD16 billion project will be implemented in three phases:

 

  • Phase 1 (2025): 4000m runway supporting 25 million passengers annually
  • Phase 2: Dual-runway configuration handling 50 million passengers
  • Phase 3: Full capacity of 100 million passengers by 2050

The New Manila International Airport (Philippines)

The New Manila International Airport is a USD13 billion private sector venture designed to serve as a second airport for the Filipino capital. The ambitious project includes not only the airport itself but also a 2,500-hectare ‘airport city’ development. With a planned annual passenger capacity of 75 million, the new facility aims to complement and alleviate congestion at the existing Manila Ninoy Aquino International Airport, which has struggled with capacity constraints. This major infrastructure investment represents one of the Philippines’ most significant transportation developments in recent years, promising to enhance the country’s aviation capabilities and support economic growth in the greater Manila region.

Dalian Jinzhouwan International Airport (China)

Dalian International Airport Co Ltd is constructing the Dalian Jinzhouwan International Airport on a 20.87 square kilometer artificial island, the world largest artificial-island airport, off the coast of Dalian in northeast China. With a total investment of CNY26.3 billion (USD4.3 billion), the airport will serve Dalian, Jinzhou, and surrounding areas of western Liaoning province. The facility is designed with an initial annual passenger capacity of 43 million, eventually expanding to 70 million, while handling 550,000 tonnes of cargo annually. The first phase of this major infrastructure project is scheduled for completion by 2035.
